| RADICAL TRANSFORMATION  + EXTENSION + 3D MODELLING |

 

This Semi-detached granite home started out in life as a 2 bedroom (1 x double and 1 x single), a good sized downstairs sitting room and dining room with a small galley kitchen. A single garage no longer wide enough for a modern day car was being used as extra storage space. 

The design sought to collect together the existing kitchen and dining room, add a rear extension and re-organise the space to create one large kitchen / dining / snug with direct access to the garden, while keeping a separate sitting room both accessed off the entrance hall.  

A small front extension was added and the unusable single garage converted into a large Utility / boot room / store / Guest WC. The upstairs bedrooms increased to 3 doubles including a master bedroom with ensuite.

The new layout transforms the flow and usability of this home. While the ground floor extensions use less than 40sqm in footprint, the re-imagined home successfully creates a feeling that the interior space has doubled. This is the result of integrating the extensions into a re-organisation of the interior spaces and using the space efficiently.

DESIGN STRATEGY SUMMARY 

Concept Design - Phase 1 - a deeper design investigation is carried out, considering the specifics of the interior space, the interior layout opportunities and how best to accommodate the clients requirements, hand in hand with how the extension could look externally along with minimising any new sqm and simplifying construction methods to maximise the reach of the budget.

Concept Design - Phase 2 – with the essence of the external walls, roofs and external window and door positions now better understood, the interior space design becomes the focus – this is where real transformation can take place for the homes users. The investigation concerns itself with how each space will function optimally, how the fixtures and fittings could be integrated to make best use of the available sqm, always circling back to check with the client that their needs are being met through the design.  

Both phases integrate the necessary spatial design thinking with important aspects such as natural daylight options, orientation of rooms and how they connect together to flow, room function and needs of the rooms and spaces, existing structures, existing plumbing, existing storage and any planning limitations or concerns.  

Planning - these drawings then form the basis of the planning process – early stage discussions with planners before submitting a planning application is a wise choice (if not already carried out at the earlier design stage).  Finer exterior detailing and finishes are chosen and any relevant external works begin to be known and are integrated into the planning drawings.

Full planning approval was granted by Aberdeen City Council.
