THE CLEARING, ABERDEENSHIRE

THIS PROJECT FIXED THE FLOORPLAN OF THIS RURAL HOME TO MEET THE SPECIFIC AND UNIQUE NEEDS OF THE CLIENT.

By taking the "off the shelf" kit home by contractors Sylvan Stuart and reimagining  the interior into a custom designed home, this project turned into both a new build home project and a radical transformation. This was done without impacting the planning permission already gained and was coordinated smoothly with the building warrant.  

The entire home was re-oriented (rotated 180 degrees) to make best use of daylight and views and the proposed floorplan completely redesigned in a variety of ways. The result is an 80% increase in the usable SQM of the living spaces (kitchen / dining / sitting room) without altering the size of the building. The 3rd bedroom was enlarged to a double from a single, creating 3 double bedrooms and adding in two dressing areas, a reading gallery and a walk in shower to the upstairs bathroom. Daylight was enhanced by relocating and resizing windows and rooflights and storage was vastly increased.

Don't be fooled though, this was a complex concept design process. It required a deep understanding of what the client needed and then the taking apart the entire floorplan (on the drawing board) at ground and first floors and putting it back together in a new way. It requires a deep thinking analytical design process, expertise in Architectural design principles and a solid understanding of the Scottish Building regulations. However, the result is a completely different home, that cost the same to build and gives the client everything they wanted but didn't know they could have.

Pro tip: Ask your designer to explore a variety of floorplans when redesigning a space. Your final floorplan will almost always be an "amalgamation" of more than one option. One idea leads to another. Expect the concept design process to feel like a journey of discovery. ​
